Nine Zero Properties is actively looking for a Commercial Maintenance Technician. The Commercial Maintenance Technician will oversee multiple buildings and work with other maintenance technicians at a portfolio consisting of eleven (11) total office buildings in the Kansas City metro area.

The Commercial Maintenance Technician will be responsible for the overall operation of the buildings to ensure safety and security and to continuously improve service levels and cost-effectiveness. The Maintenance Tech will also plan, analyze and implement critical facilities management support in the areas of operations and maintenance, construction and other related matters.
Candidates should have a minimum of three (3) years experience and must have the ability to work at developed properties and construction sites, climb and maneuver on building roofs and walk uneven terrain. Valid driver’s license and automotive insurance are required.
ESSENTIAL DUTIES & RESPONSIBILITIES:
Diagnose and repair commercial plumbing, electrical and HVAC equipment.
Ability to define and resolve complex issues and resolve with practical concrete business minded solutions for short and long-term fix.
Notify Lead Engineer of any problems that are outside of your area of expertise.
Perform a wide variety of scheduled and unscheduled maintenance, installations, and repairs as needed/requested, such as HVAC, elevator, fire alarm and sprinkler equipment, roof, generator, landscape, plumbing, electrical, building controls, doors, locks, and keys.
Must be on call 24/7 every four (4) weeks to respond to building emergencies or to respond to work being performed by contractors after hours at Lenexa or Kansas City, MO locations.
Check in with Lead Engineer each morning initially to communicate daily needs of the property and receive assignments.
Comply with all reporting requirements. Conduct periodic inspections of the properties to ensure proper upkeep of the property. Inspections shall include grounds, garbage container areas, roofs, vacant units, common areas, mechanical/equipment rooms, parking lots and/or garages.
Preparation of site-specific plans & compliance with fire, life safety, and other safety programs consistent with the EHS and OSHA.
Respond to maintenance work orders.
Manage vendor relationships.
Complete general repairs to floors, walls, ceilings, doors, etc. to include basic carpentry, drywall repair and painting.
Use personal vehicle daily for local job-related travel. Mileage will be reimbursed for travel after arriving at work until leaving for the day, except for any personal travel (i.e., picking up meals, etc.). A mileage log must be kept and turned in for reimbursement.
Perform additional job duties as requested.
SKILLS AND EXPERIENCE REQUIRED:
The Maintenance Engineer will utilize their skills to perform maintenance and repairs on various building systems and equipment.
Must possess a proven ability to think creatively; Excellent tenant relation skills; Strong written and verbal communication skills
Candidate must have a high degree of initiative and independent judgement.
Strong analytical and problem-solving abilities; Able to prioritize multiple projects; Detail oriented; organized.
Proven ability to work well under pressure, meeting deadlines consistently.
Must have practical knowledge of commercial HVAC, electrical and plumbing systems, and equipment, and must be able earn and maintain required professional certifications and license as may be required by law.
Ability to read, interpret and work from blueprints, schematics, diagrams, etc.

Pay: $18.00 - $23.00 per hour
