Experienced Construction Estimator to prepare all bids and all pre-construction aspect including but not limited to Project buyout scoping and purchasing. Estimator must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. Our ideal candidate will have an analytical mind and great organizational skills. The goal will be to ensure all bids are delivered on time according to specifications.
Responsibilities and Duties
Preliminary estimating and budgeting shall be complete and ready for Presidents approval before bid date.
Subcontractor interview, interaction & prequalification and contract scope preparation.
Oral briefing to President of project on bid day.
Forecast, track and manage project budgets and procurement process.
Maintains & prepares Weekly bid log, update accurately and on time
Prepare, maintain and update Purchasing Schedule
Progressively pursue and monitor subcontractors and vendors entering the market
Identify lead times for material purchases and tracks fabrication/ require on job dates
Review project addendum's and identify scope of work changes
Accurate and timely documentation of project issues
Maintain project document list
Project inventory including ordering materials and negotiating pricing
Attend project pre-bid, pre-construction and project progress meetings.
Contract buyout and budgeting.
Project scheduling, planning, submittal review and tracking.
Adept/knowledgeable in all aspects of work activities for bidding process
Continually promote cost strategy measures and supporting effective delivery of solutions.
Relationship building and management with clients, architects/engineers, and subcontractors/suppliers to develop relationships that result in bidding opportunities for upcoming work.
Provide and promote high standards of professionalism, integrity, and leadership throughout the life of projects both within and outside of the Company, appropriately representing the company’s values, business philosophies, protocols and standards as directed by the President of the Company.
Develop and effectively execute project plans throughout the beginning life of the assigned projects according to Company procedures as directed by the President of the Company.
Management of multiple bids simultaneously throughout the beginning of project life cycle.
Knowledge of Contract Documents & Scope of Project
Reviews the contract documents for construct-ability and identifies issues or deficiencies and advises the project team accordingly.
Reviews and understands the basis for various tolerances of different work components associated with the project and makes the connection to the actual applications for the project and advises the project stakeholders of any issues discovered.
Prepare contracts or negotiate revisions to contractual agreements with architects, consultants, clients, suppliers, or subcontractors with president’s prior approval.
Knows and understands the contract documents and acts as a resource to Subcontractors to answer questions or clarify intent of contract documents.
Initiates inquiries to the design team and/or project team pertaining to the contract documents whenever necessary.
Understands trade partner and supplier scopes of work, schedule, approved shop drawings and equipment cuts, required delivery and staging logistics, and safety and quality programs.
Fully review drawings, plans & specifications in preparation of subcontractor scope; Addresses schedule in Subcontractor Scope
Planning and Scheduling
Confer with project team and subcontractors, engage in planning and execute work procedures, interpret specifications and coordinate various phases of construction
Correlating the activity list with the contract documents and the schedule of values
Qualified candidates must have
Current Standard Driver’s License required.
3-5 years of related experience, preference to commercial competitive bidding
Ability to effectively prioritize and execute tasks in a high-pressure environment with minimal supervision is crucial
Ability to read, understand, and comply with safety requirements and procedures at all times
Willingness to learn, be trained and obtain various certifications
Be available to work after hours and weekends as required
Regular attendance and dependability is a must
Four year degree in construction management, civil engineering, or related field of study from an accredited college or university or an equivalent amount of experience and education.
Strong computer skills with proficiency in Microsoft Office Suite and familiarity in any project management, estimating, and scheduling software programs.
Effective oral and written communication skills, especially in writing technical documents and correspondence.
Must have strong organizational skills and pay close attention to detail.
Excellent interpersonal skills with the ability to foster relationships with all levels of project team members and subcontractors.
Effective time management and logical decision-making ability in order to manage multiple tasks and deadlines in a fast paced environment.
Business relationship management.
Identify, analyze, prioritize, communicate and manage scope of projects.
The position is a full-time salary position. Pay is commensurate with experience.
