Under general direction, is responsible for providing consultation related services and reviewing residential and commercial development projects. Processes various development requests and applications. Exercises direct supervision over assigned staff.
Essential Job Functions
Responds to customer inquiries regarding residential and commercial development.
Provides procedural consultation services regarding the commercial development process.
Performs plan review for assigned trade and coordinates other One-Stop Counter commercial plan reviews.
Accepts development related applications such as zoning, platting, Board of Adjustments, and CPS applications.
Receives commercial plans and reviews for completion.
Intakes, processes and issues Certificates of Occupancy.
Coordinates the review of minor commercial plans.
May perform all duties assigned to Development Services representatives.
Performs various administrative functions and related duties and responsibilities as required.
Provides technical guidance to Development Services Representatives and Development Services Specialist.
Performs related duties and fulfills responsibilities as required.
Associate's Degree from an accredited college or university.
Six (6) years of experience in customer service delivery.
Any applicant selected for this position must have a background check completed with results satisfactory to the City of San Antonio and successfully complete the City of San Antonio's Cash-Handling Certification Training.
ICC Permit Counter Technician.
ICC Zoning Inspector.
ICC Residential Building Inspector.

Unless otherwise stated, applicants are permitted to substitute two years of related full-time experience for one year of higher education or one year of related higher education for two years of experience in order to meet the minimum requirements of the job. One year of full-time experience is defined as 30 or more hours worked per week for 12 months. One year of higher education is defined as 30 credit hours completed at an accredited college or university.

Knowledge, Skills, and Abilities
Knowledge of ordinances, City Codes, and International Building Codes.
Knowledge of building, mechanical, electrical, plumbing, and zoning codes in relation to building inspections and to City ordinances.
Knowledge of flood plans, historical, and other codes in relation to position of plans coordinator.
Knowledge of budget preparation and administration.
Skill in utilizing a computer keyboard and other basic office equipment.
Ability to use interpersonal and analytical skills to confer with professional Engineers and Architects.
Ability to evaluate complaints and submit reports to the Director or Assistant Director.
Ability to evaluate daily up-to-date status reports to ensure all prerequisites are met on construction plans.
Ability to perform within the department personnel investigations as assigned by the Director or Assistant Director.
Ability to distribute report to Plan Examiners, Director, and/or Assistant Director.
Ability to handle assignments with utmost integrity and discreteness.
Ability to perform all the physical requirements of the position, with or without accommodations.
