Purpose: Responsible for the day to day operational needs of between 20-30 buildings, performing routine maintenance activities. Must be able to quickly assess problems and either make the necessary repairs or manage the repair. Technician must be able to work with little or no supervision and respond to emergency calls as needed.
Duties:
- Perform monthly inspections of facilities, performing repairs as needed for upkeep and maintenance of these facilities.
- Repair and perform preventive maintenance on AC systems including package, split and chilled water systems.
- Troubleshoot and repair electrical, mechanical, plumbing, and control systems.
- Supervise third party vendors to ensure company and customer policies are followed.
- Participate in ongoing training to meet minimum job requirements and as new equipment or processes are developed.
- Use facilities management software.
Qualifications:
- Experience in troubleshooting and repairing electrical, mechanical, plumbing and control systems.
- Completion of an apprenticeship or trade school or have at least 5 years of commercial experience in HVAC repair and maintenance.
- NC HVAC license preferred.
- Possess all required HVAC licenses.
- Be familiar with the procedures for performing hot work on energized electrical panels including OSHA safeguards and protective equipment.
- Have strong written, verbal and customer service skills.
- Facilities management software experience.
- Valid state drivers license with a satisfactory driving record.
- Ability to work independently and as part of a team.
- Ability to understand and follow English instructions.
- High school diploma or GED equivalent.
Physical Requirements:
- Work performed in the field. Must possess strength, stamina and mobility to perform light to moderate physical work in appropriate weather conditions, use varied hand and power tools, drive a motor vehicle and/or heavy construction equipment; lift and move materials and equipment weighing up to 50 pound and heavier weights with use of proper equipment.
- Must possess vision to read printed materials and computer screens; hearing and speech to communicate in person and over the telephone.
- Must be available to work during regular business hours and for off-hours and emergency overtime as required.
