Position Description : Immediate Supervisor: Executive Vice-President, Head of Development
Job Summary: Assist the Development Managers with tasks related to pre-development project planning to include due diligence, environmental research and compliance, financial feasibility analysis, leasing, design, permitting and construction.
Essential Job Duties and Responsibilities
Review demographic and physical site characteristics to assist in site selection for clients.
Visit sites and meet with Municipalities to gather information necessary for site assessment. Assist Development Managers with preparations for rezoning hearings.
Perform financial feasibility analysis for proposed projects.
Work with engineers and other consultants to conduct technical inspections of various properties. Assist with the management of consultants during design preparation.
Assist with the preparation and/or monitoring of project contracts.
Monitor construction activity to include monitoring of project schedules and budgets, project reporting and tracking approvals. Update financial analysis accordingly.
Analyze financial feasibility of prospective tenant deals.
Assist with the preparation of lease provisions and exhibits; negotiating leases and development agreements.
Monitor the design, permitting and construction process to ensure delivery of projects. Coordinate meetings with tenants, design team and construction team for assigned projects.
Draft correspondence and reports related to duties.
Assist with the development of Requests for Proposals and other marketing tools and coordinating the production of graphic presentation materials.
Commercial real estate development or construction experience.
Ability to read and understand blue prints.
Ability to understand project schedule logic.
Ability to understand Development vernacular.
Must demonstrate a strong ability to communicate concisely, and professionally in both verbal and written communication.
Must demonstrate strong organizational skills, proactiveness and forward thinking.
Computer literacy (solid MS Office experience).
Familiarity with computer aided design software (e.g. Revit Sketchup).
Physical Demands and Work Environment
Performance of the required duties will require physical ability to occasionally climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction. Specific vision abilities required by this job include close vision, peripheral vision, depth perception and the ability to adjust focus. Performing this job will require use of hands to fingers with the ability to handle, or feel objects, sit, talk and hear. It will occasionally require employee to stand, climb, balance, stoop, kneel, crouch, or crawl. Employee must occasionally lift and/or move up to 50 pounds.
While performing the duties of this job, the employee will regularly work inside the headquarters office; however, the position will involve periodic outside work with property inspections, tours, etc. The employee will make site visits where s/he is exposed to moving mechanical parts; high precarious places; fumes or airborne particles; outside weather conditions and risk of electrical shock. The noise in these work environments is usually moderate to very loud. Employee must be able to pass pre-employment and random drug screens.
Travel may be required so employee should have a valid driver’s license and a good driving record. Extended stays on out-of-town projects is a possibility.
