We are seeking a passionate and talented candidate to join our East Coast team and support the regional maintenance needs of a diverse portfolio.

Position Overview:

The Maintenance Manager position is ideal for a seasoned maintenance professional with comprehensive multi- family residential experience. This position is primarily responsible for managing a maintenance team that covers the Northern Virginia Portfolio (East Coast Properties), providing on-site guidance and training, overseeing the day-to-day maintenance of each asset, coordinating change of occupancy maintenance, maintaining operational timeliness of workflow and service requests, executing capital projects and maintenance contracts, monitoring and documenting vendor quality control, and ensuring the overall safety of all portfolio properties.

Responsibilities:

Management: Provide supervisory oversight responsible for the full scope of maintenance operations; oversee the performance of other maintenance personnel day-to-day to ensure efficient operations are maintained; work closely with the Director of Facilities and Property Manager(s) to coordinate maintenance activities; train maintenance team members in performing skilled tasks; develop the team’s working knowledge of specific skills; coordinate large-scale capital projects related to portfolio management activities and refinance activities;

Operations: Set the example for best-in-class customer service; establish vendor relationships and manage vendor contracts to ensure scope of work is being met; conduct quality control property walks of common areas; ensure service request quality & compliance through frequently scheduled, random, and routine post-service request and change of maintenance inspections and resident follow-up; assist with the completion of maintenance requests and work orders as needed; coordinate the change of occupancy process to prepare vacant units for new residents; conduct preventive maintenance and alert management to any issues that may impact life, safety, asset preservation, or resident satisfaction; place supply orders through approved ordering software and preferred vendors; demonstrate proficiency in each of the following trades: electrical, carpentry, plumbing, HVAC, and appliance repair to ensure quality maintained homes and community; maintain compliance with OSHA regulations and company safety policies; test and troubleshoot a variety of items dependent on specific trade expertise
(motors, boiler controls, plumbing valves, fixtures, water lines, alarms, locks, etc.) for the purpose of assessing item functioning and recommending repair or replacement;

Community: Comply with all Fair Housing laws; act in accordance with CRC Business Ethics guidelines.

In addition to the above, you will be expected to execute all other duties as assigned from time to time to ensure adequate property management operations are maintained.

Physical Requirements:

Must be able to perform the following: lift up to 50lbs (pounds) unassisted; sit, stand, kneel, or crouch for extended periods of time; ascend and descend stairs; operate hand tools and commercial machines with provided training.

Experience & Qualifications:

Throughout the hiring process, we look for candidates that demonstrate the following qualities: HS diploma or equivalent; 5+ years of experience managing maintenance teams with progressive maintenance positions; experience in a multi-family community is required; must be available to provide assistance to team members after hours as required; have a comprehensive understanding of plumbing, electrical, HVAC, appliance repairs, and apartment change of occupancy processes; having a professional certification in any of those trades is preferred, especially Universal HVAC; general knowledge of painting and drywall; be proficient with basic productivity software (word processor, spreadsheets, etc); must have an attention to detail and demonstrated ability to work productively independently and within a team environment; having the ability to speak fluently in English and Spanish is highly preferred.

Schedule:
