Job Duties:Primary Purpose of Position:
This position is responsible for real estate matters involving all of Ball Corporation entities including but not limited to; Beverage, Aerosol, Corporate and Aerospace. Provides technical expertise on plant closures, acquisitions, greenfield expansions, leasing activities and other matters involving real estate and construction. Will collaborate with multiple internal and external customers, including executive leadership on multiple projects.

Essential Functions:
Manages and facilitates leasing activity for all Ball entity’s North American operations to ensure compliance.
Provide technical expertise to manage negotiations and review on leases, dispositions, acquisitions, new build construction projects as well as purchase and sale agreements, estoppel certificates, subordination non-disturbance agreements and other real estate related documents and agreements
Work closely with the law department on title insurance, settlement statements and real property closing documents on acquisitions and dispositions
Coordinates working relationships with local municipalities, including: economic development, city planning/zoning, engineering and city council on real property matters. Works with local municipalities on reviewing site plan orientation, official development plans for expansion opportunities and building options
Serves as subject matter expert and provides feasibility studies to business units on strategic planning and locations for new real estate opportunities, lease renewal and construction projects
Design and maintain the master lease tracking document for all Ball entities. Ensure lease reporting/recording is in compliance with GAAP. Completes monthly and annual reconciliations on leased assets required by corporate accounting
Facilitates inspections with management to ensure the property meets quality standards prior to lease negotiations
Leads AFL/AFE process for real property assets
Develops fair market value analysis to accounting department for LVPA process
Collaborates on projects with Ball Directors, VPs and senior level leadership and provides status on real property matters including acquisitions, dispositions and new construction projects
Assist tax department on real property appeals and incentives processes
Develops lease and construction RFPs/LOIs and Lease Amendments
Interviews developers, general contractors, subcontractors and participates on a team of final decision makers, including senior leadership for new construction projects
Develops comprehensive financial analysis including proformas and net present value calculations on real property opportunities to business units
Provide oversight of plant decommissioning process and work with engineering to place properties in a market ready condition for disposition
Regular collaboration with railroad entities to understand easement and right-of-way requests and requirements
Provides oversight to general contractor, architect and engineer on new project scope, specs and construction process to ensure project is defined per Ball’s requirements
Manages, on a confidential basis, valuation analyses for targeted plant dispositions. Provide guidance on surrender obligations to the business units for office/warehouse leases
Have a working knowledge of the environmental process, including Phase I and Phase II reporting, soil borings, and the remediation process.
Coordinates utility operations for Ball owned and leased facilities
Manages the brokerage interview and selection process for plant dispositions.
Ability to articulate in a professional manner on real estate matters to architects, general contractors, attorneys, real estate brokers and other third party consultants
Manages communication and coordinates meetings with external CEOs, Presidents, Asset Managers, property owners, developers, lenders, etc. for property acquisitions and dispositions
Manages completion of negotiation grids for real property opportunities.
Responsible for communication and approval of changes to rental payments/new leases to accounts payable and accounting
Leads discussions with landlords and property managers in dispute resolutions over troubleshooting, conflicts and repair issues.

Position Requirements:
Broad training in a related field usually acquired through college or graduate degree level education or work-related experience
Job related experience for 15 year(s) minimum
Certifications/Licenses/Other: Current/Previous Real Estate Licensure a plus.
Possesses an ability to maintain secrecy and confidentiality on many new projects impacting current workforce and maintain trustworthiness of senior management
Knowledgeable in real estate classifications for raw/developed land, industrial, office, R&D and flex space
Ability to read and comprehend appraisal reports, architectural, structural/engineering drawings and ALTA land surveys
Possesses understanding of building permit process as well as building/fire code
25% of travel
