50% Direct and supervises Operating Engineers in the operation, regulation, maintenance (including emergency repairs). Determines work assignment, reviews and approves leave, trains staff, evaluates performance, recommends hiring/promotions, etc. Operate Plant to heat and cool all buildings on Campus. Perform preventive maintenance and make minor repairs or replace pumps, air handlers, boilers, electric motors, heating and cooling coils, air compressors, heat exchangers, filters and strainers, maintain records such as log books which detail the operation of Plant. Must be able to perform shift work. Must make effort to remain contactable by Director of Facilities. Basic computer skills.
20% Maintenance of campus water system, by daily testing chlorine levels, documentation of these activities. Operator of Plant must require a Water Certification. Preventive maintenance activities, inspection and recognition of necessary maintenance needs, documentation of those activities according to department policy and notification on any required repairs or replacement to Director of Facilities. Must possess an EPA Certification to handle Freon. Has experience with high voltage work, includes maintenance and repairs. Operator of Plant will train other employees assigned by Director of Facilities to fully operate Plant, EMS/HVAC, etc.
20% Maintenance of all campus A/C, Heating and Cooling units, repair and/or replace A/C units, cleaning of air vent, air ducts, change air filters, clean coils, etc. Assist in related project on facility as assigned by the Director of Facilities. Contact Director of Facilities when repairs require HVAC contractor.
5% Performs varies emergency repairs to varies equipment, systems, and or buildings during both work times, nights, and weekends. Maintain Lift Station and sewer tanks and pumps and lines on campus. Locate all type lines on campus for repairs.
5% Other duties assigned by Director of Facilities.

Special Instructions:QUALIFICATION REQUIREMENTS:MINIMUM QUALIFICATIONS:
Four years of experience in the operation, repair and/or maintenance of large commercial or industrial type stationary engines or mechanical equipment such as air conditioning, heating, refrigerating, pumping, generating, chillers, or closely related systems.
Training in commercial air conditioning, refrigeration or diesel mechanics will substitute for a maximum of two years of the required experience on a month for month basis.
Incidental duties in operating or maintaining one's own heating, air conditioning or related equipment will not be considered as qualifying experience.
NECESSARY SPECIAL REQUIREMENT:
For those positions in which incumbents will be working with and handling refrigerants, possession of an appropriate EPA refrigerant recycling and recovery certification for technicians will be required (as required under Section 608 of the Clean Air Act, 1990).
